Quick update on various projects Downtown San Diego

As you probably already know the CCDC is not functional anymore. The plug on the redevelopment has been pulled unfortunately so some projects Downtown were stopped.

Good news is that certain ones are still continuing on!

Horton Square project for example is well on it’s way! The old Robinson’s May building has been completely demolished! On it’s place there will be a new structure, projected to completed in just 1 year from the time the bids are out in June. 40 feet talk lumineers and 3 food and beverage pavillions are said to complete this brand new Downtown San Diego structure.

North Embarcadero Visionary plan has started already, phase 1 is under construction. The whole goal is to create a wider promenade from Broadway to B street; and eventually in next stages it would be moving up north from B street.

9th and Broadway project is also under construction, it will be a 250 affordable apartment project, with some units among these be dedicated to the homeless people. This project together with other formal permanent homeless shelters is designed to combat the homeless problem in Downtown San Diego and take people from the streets. This project is to be completed by 2015.

Another apartment building that’s coming on in east village San Diego is a building on 14th and Island. Should be 250 unit residential tower with a park to the west and children play ground, dog park, etc. ( This one seems to be very promising for East Village! )

There are also 2 new sites available Downtown that are ready to redevelop: 7th and Market and Park and Market. The city is really pushing some business oriented buildings in those two place, that would produce jobs, like possibly various technology offices, etc.

Blue Sky Apartments is going to be the largest development to house Downtown San Diego Rentals throughout the Downtown San Diego Real Estate Market.  The project of 939 units is located in Cortez Hill on B and 8th Ave.  It just received its final approval and will now hope to start construction this summer, barring an appeal to the Planning Commission.  This development will represent 2 separate towers, featuring units ranging from studios that are 455 square feet, to 2 bedrooms up to 967 square feet.  The first tower is projected to be completed in 2015 with the second tower slated for a 2017 opening.  Each tower (25 stories) will have a roof top pool and rooftop garden.  There will also be two public parks at street level.

Blu Sky San Diego Apartments will be tucked between two of Downtown’s densest projects, Symphony Towers to the west and Vantage Pointe to the east.  Vantage Pointe was originally built as condos but after not being able to obtain financing during our real estate crash, it was converted into apartments and contains a total of 679 apartments.  One of the ways Blu Sky can help our real estate economy is in helping meet the projected tripling of the Downtown popululation to 90,000 residents over the next 30 years.  Currently, there just is not enough inventory to satisfy the ever increasing demand.

There is some bad news for residents and visitors to Downtown San Diego’s Horton Plaza.  They are no longer offering free parking.  For years, you could drive down to Horton and park for 3 hours for free with validation.  Now, it is going to cost a minimum of $10 purchase from the mall’s stores and if you do not buy anything, it’s $8 an hour with an evening flat rate of $20 after 9 PM.  On Tuesday, drivers were shocked as they tried to pull away, only to get stopped by the gate guards.  Edwin Monclova was one of these unhappy shoppers who popped in to pick up an iPhone charger.  “I’ve been coming here for 16 years, and I’m like ‘What is this?’”

For many years, people living in Downtown San Diego Condos or visitors to Petco Park or Reading Cinemas 15 have used this parking garage rather than the pricey pay lots and expensive meters.  It seems like because of this abuse, Horton has put the hammer down.  “We get a lot of visitors who go outside the mall and that’s fine,” said Ace Parking manager Ernest Villarreal.  “But the validation was not intended for outside merchants, it was always intended for mall shoppers.”

This is not the first time this has been the policy for Horton Plaza and its garage of bewildering fruit and vegetable themed levels.  When it was built in 1985, a minimum $7 purchase bought you a sticker good for 90 minutes.

What affect will this have on Downtown?  Well, it could drive people from Horton to Fashion Valley, it will definitely make public parking more difficult as there will be less and less spots, and finally it should increase parking prices throughout the Downtown San Diego Real Estate Market.

San Diego Real Estate Values Continue to Climb

The San Diego Real Estate Market continues to show signs of strength as studies prove increases in home values.  Consumers are extremely optimistic moving forward as prices in the County continue to surge upward.  Prices are actually up .9 percent in November from October, as tracked by Case-Shiller, and up 8 percent from a year ago.  As mentioned in an earlier blog, November marked the 10th straight month of home price gains for San Diego and represented the 5th straight month of year to year increases.

San Diego was 1 of 9 major cities to enjoy price gains which speaks to the strength of the overall real estate market nationally.  In fact, only New York City saw a drop in values on a year ago basis, down 1.2 percent.  The biggest gainer has been Phoenix, which was one of the hardest hit cities and now  has realized a 22 percent up tick in November as compared to the same month a year ago.  Las Vegas as well as Miami and Tampa are also making notable gains.  The regions that are not faring as well are the northeast and  industrial midwest.  A closer look at all the areas Case-Shiller has tracked, affirms that prices look basically flat at .1 percent gain from October to November, with an overall increase of 5% from the same month a year ago.

Owners of Downtown San Diego Condos and of course everyone who owns any Downtown  San Diego Real Estate wonder how these prices relate to prices historically speaking.  Well Case-Shiller analysts say San Diego’s current home prices have returned to fall 2003 levels, about 2 years before the market peaked.

The $1.2 billion dollar development plan that has been on the books since 1991 for the Navy Broadway Complex, may be delayed another year after the California Coastal Commission filed a law suit against the Navy, the developer and the U-T Publisher Doug Manchester.  The commission had been waiting to file this for a year, giving the Navy a chance to revise its plans, which the commission deemed out of date.  “An injunction is necessary to protect public access, recreation and views along the California coast,” the commission said in its suit filed last week.

Manchester expects this suit to delay construction at least a year with the best case scenario being resolving the litigation this year, design work moving forward in 2014, construction beginning in 2015 and completion of the Navy building and the other buildings by 2017.  The plan calls for a new Navy Headquarters office building as well as a full hotel-office-retail complex.  Manchester won a 99 year lease from the Navy in 2006 to build a series of office and hotel towers, retail space, a museum and public park space on the 16 acres that bound Broadway, Pac Highway and Harbor Dr.

The commission is asking the Navy to provide a “supplemental determination” that the project complies with state coastal laws, since they argue that downtown development has changed from what was aniticipated, including increased security measures following 9/11.  It also states that Manchester’s plan does not comply with the original design guidelines.  The Navy is arguing that nothing has changed dramatically enough to have to revise its plan that was approved in 1991.

This is obviously very important to the growth and value of Downtown San Diego Condos in the area as well as throughout the Downtown San Diego Real Estate Market and that is why I want to keep everyone informed.  Condos such as Electra San Diego and Park Place San Diego will be directly affected by the development.

Foreclosures in San Diego County are at the lowest levels they have been since 2006, a claim made by local real estate information company DataQuick.  Foreclosures in December numbered 355, the lowest level since 2006, when we saw 288 REOs.  I see this as a result of an improved economy, rising prices due to low inventory, short sales and the government settlement with major banks, as I blogged about last week.  Default notices are down 30% from the same month a year ago and down 77 percent from the peak in March of 2009, where mortgage defaults numbered 3,832.

DataQuick President John Walsh said in this week’s report that “home values increased through most of 2012, and the rate of increase picked up toward the end of the year.”  He also noted “that means fewer and fewer homeowners are underwater, where they owe more than their homes are worth.  He added that “that in turn means they can sell and pay off the mortgage, or perhaps refinance at today’s low interest rates.  This trend alone suggests we will see a continued decrease in foreclosure rates this year.”

This is great news not only for San Diego Real Estate but specifically for the Downtown San Diego Real Estate Market and Downtown San Diego Condos.  Currently there is only 1 bank owned condo in the entire 92101 zip code!  That is extraordinary.  We are clearly seeing not only less REOs, but also less short sales as we have in recent months.

So with this inventory being so short, it’s becoming a pain in the butt to find something decent to rent Downtown that’s under $3000, 2br 2ba, and especially 2 parking spots!

Well I love being in the mix of things and having my home just blocks away from Gaslamp and all the attractions, so if you do too, these next couple rental condos might be a great choice for you, since they’re located in Alta, 575 6th ave, one of my favorite buildings Downtown.

So 575 6th ave, uni 910, is a 2br 2 ba, 1032 sq ft, condo on the 9th floor, facing market street and is fully furnished, priced at $2700 a month!

Then, we have unit 506, that is also a 2br 2 ba, 1144 sq ft, so a little larger could be either furnished or not! and is listed for $3000 or $2750 respectively.
